1) No pets.
2) No smoking marijuana or cigarettes.
3) The Lessee will provide the owner with an Equifax report
or similar item regarding their credit worthiness along
with a proof of employment.
4) The Lessee shall not sublet the property.
5) During the term of the Lease, the Lessee shall be
responsible for any minor repairs up to two Hundred dollars
($200.00). Anything above two Hundred and One dollars
($201.00) shall be the
responsibility of the Lessor.
6) The Lessee shall obtain tenant liability insurance for
the duration of the Lease. Confirmation of this shall be
given to the Lessor prior to the signing of the Lease.
7) Three (3) days prior to the commencement to the Lease,
there should be a walk-through of the property. One week
prior to the expiration of the Lease, there shall be a
walk-through of the
property. The property shall be left in the same condition
it was at the commencement of the lease, minus regular wear
and tear.
8) The Lessee will provide a security deposit equal to the
amount of one monthly rent at the signing of the lease.
This deposit will be returned to the Lessee after the
Lessor's verification of the premises and satisfaction of
their state minus normal wear and tear.
