An award-winner 18-hole golf course in Mont-Tremblant founded in 2002 and recognized as the best championship course in Canada. It was first listed and sold in 2020 but now given Herbie’s extensive client list and incomparable knowledge of the site’s contexture, he has won the listing again in 2023.
Its privileged location – 5 minutes from Mont-Tremblant and its tourist attractions – proved to be an attractive asset to sell as-is. In addition, it is only one hour and fifty minutes to Ottawa, and a two-hour drive to Montreal.
At Golf Manitou you can advance your game by playing challenging par three’s that are manicured with lots of little streams, bunkers and hazards for optimizing chipping and approach shots. The tees showcase the natural beauty and esthetics of the Laurentians region and offers majestic vistas for which to view stunning autumn and seasonal foliage.
The course was designed by renowned architect Darrell Huxham, who designed Golf Le Manoir Richelieu in Quebec. He has worked on golf course projects in countries across the globe, including Canada, Finland, Italy, Korea, Morocco, the United States and the Caribbean with international representatives located in Brazil, Korea and Morocco.
Huxham believes the golf course should flow with the natural terrain and take advantage of any existing features, which he has mastered at golf Manitou. It has 2,265 feet of frontage on the La Diable river. The river runs through Mont-Tremblant Park and empties into the Riviere Rouge.
It is a favourable water source for both kayaking and rafting waves with exciting rapids for the beginner and also experienced sportsperson.
Herbie – with his decades of experience – realized that the golf course offered several development opportunities that could meet the specific needs of real estate investors from his network. While the sellers had already done due diligence on how many units they could potentially build on the land from the point of view of hotels and condos, Herbie leveraged his network of developers, and one that bought the golf course in just a matter of weeks.
While the majority of other golf courses need to shut down some holes on the front and the back nine, upon receiving building permits, this was not the case with golf Manitou.
Herbie took advantage of the global visibility afforded him by his Sotheby’s International broker license. He also used his global network of contacts. He published a unique website that included interactive maps of the terrain. He also created original content on YouTube to highlight Golf Manitou’s real estate development opportunities. Herbie is proud to have sold Golf Manitou once again in 2024.
