Grand Lac Sinclair is a recent Herbie sale in the town of Amherst.It is just off the 323 Highway, and a 20-minute drive from Mont-Tremblant in the Laurentians and a 50-minute drive from ChateauMontebello. With a lake area of 58 acres and length dimensions totalling 19 kilometres, the natural basin of this private lake estate of 2,639 acres has water quality comparable to the preeminent drinking-water bottlers. It is accessible via a 4 km road and a semi-private lake. The estate also features a helipad, a professional skeet shooting range, and a sugar shack with 1,600 tapped maple trees. The entrance property consists of a caretaker residence as well as two garages. Throughout the property, hiking, cross-country skiing, snowmobiling, and biking trails can be found in abundance. This property is a tabula rasa in which to plan a dream home underneath the has-to-be-seen canopy of deciduous and coniferous trees.
When Herbie was approached the second time to sell the property– he had sold it originally-they took the decision to tear down the original property buildings to get a blank canvas. The property could have been rebuilt similar to the previous building’s specs but because it is such a unique location, they deferred to the purchaser to choose their own preferred style of biomimicry architecture. Herbie listed in May 2022. The original sugar shack was kept and the tennis courts became the heli-pad. To sell an estate that was so grandiose, Herbie bought ATVs to bring prospective buyers to the borders of the large property. This was the most extensive and meticulous selling accomplishment for the team that tackled the conundrum of purchasers wanting it for complete seclusion or four-season action sports. They helped the buyer complete his extensive due-diligence that included extensive water testing.
The team rented helicopters to find the limits of the property because they had an old certificate of location. The property is expansive with cliffs and juts of land, so measurements needed to be exact to parcel out the land for purchase.They worked on value analysis by comparing lakes, which they visited with prospective clients. Potential clients were invited to lunches with other lake owners in the area to discuss the pluses and minuses of owning a private lake. They were confident enough in the value they represented that they could arrange meetings between international clients, who wanted safety and security of Canadian properties, and previous clients who had purchased similar properties. They threw an event in summer 2022 where they invited their top 20 clients. They rented helicopters, sea-doo’s to take guests to a BBQ by the lake and a bonfire.There, they could better envision their dream estate.
When they wanted to show the sporting and leisure opportunities you had with the estate, they hired a Canadian water-ski champion to plan two waterski courses. Hereon Grand Lac Sinclair, it is a sport you can do at any time of the day, unlike at other local resorts. In the winter months they set up ice-fishing huts to fish some of the plentiful local species and to test the water in winter. The dimensions of the parcel of land were determined valuation-wise when they did a price ventilation. This process includes breaking down each separate parcel of the land and applying a value with respect to each parcel’s unique attributes. Herbie provided a turn-key service to coordinate fort he non-Canadian buyer, by facilitating with a local, secondary property taxation specialist, a big-land notary, and several real estate lawyers. The closing window was very tight on the exchange, so the extra-mile service, that the team provided, was essential for the international buyer to finalize the purchase.
