The route he took was a ninte grated project: with an original concept of eight houses with private portions around each house that can be re-versioned to the taste of the owner, while the rest of the land is common and stays protected. Herbie subdivided 18 acres into 3 lots of 6 acres to maximize sale value and mitigated sales & closing risk by increasing the number of buyers. The property could have been sold just as land to anyone. However, Herbie’s expertise and 20 years of experience showed him the potential for other opportunities. REL Realty Advisors achieved their go a land created over $1M of value for their client.
